The data comes from the Malaysian government’s Valuation and Property Services Department (JPPH), covering the 12-month period from December 2018 to November 2019.

This freehold condominium along Jalan Jalil Perwira 2 emerged as the most popular project in Bukit Jalil during the aforementioned period. However, it has the third highest median price in both absolute and psf terms
Built by Trinity Group, a major perk of this project is its proximity to public transportation. The Muhibbah LRT Station is a short distance from home, at just a 5-minute drive (1.2km), while the Awan Besar LRT Station is a 6-minute drive (1.7km) away.
Completed in 2014, the development is designed by a lauded landscape architectural firm, with 50 percent of the 6.7-acre project comprising greenery like hanging gardens and an olive plantation. It also has resort-inspired features such as a floating garden, water courtyards, and an infinity pool.

This freehold apartment on Jalan 14/155C is the second most coveted property on our list. It’s also one of the most affordable as it has the lowest absolute median price and second lowest psf median price. It is however among the oldest projects in this listicle as it was constructed in 2003.
The best thing about this project is that it’s just a 750 metre walk to the Bukit Jalil Recreational Park. Moreover, the highly-anticipated Pavilion Bukit Jalil mall which is expected to open by May 2021 is only about 1 kilometre away.
However, this development by Ho Hup Group has only a few facilities such as a playground, mini market and communal parking.
III. Jalil Damai

This freehold apartment along Jalan 15/155C is ranked as the third top-selling development in the township, with 26 units changing hands. While it’s quite affordable, it’s the oldest project on our list as it was completed in 1998.
Nevertheless, it’s much closer to the Pavilion Bukit Jalil mall and Bukit Jalil Recreational Park, which are both within walking distance of 600 metres and 800 metres respectively.
This is a project of the Ho Hup Group as well, but unlike Sri Rakyat, Jalil Damai comes with more facilities. Apart from the typical parking space, there is a gym, swimming pool, playground, squash court and mini market.

However, if high density living is not your cup of tea, this project may turn you off as it is the second densest project in our list with a total of 1,700 units. Nonetheless, the Awan Besar LRT Station is just a relaxing stroll of 400 metres away.
One thing buyers love about this development by Berjaya Group is its wide array of facilities, such as a wading and swimming pools, sauna, gym, clubhouse, jogging track, table tennis, tennis courts, and childcare centre. The project also features its own retail level that contains eateries, launderette, convenience stores, and other types of shops.
V. The Rainz

This freehold condominium along Jalan Jalil Perwira 2 is ranked as the fifth best-selling property in town. This is also ideal if you want some privacy as it has the second lowest density of all the developments on our list, with a total of only 624 units.
While it’s among the newest project in this listicle as it was finished in 2018, be prepared to spend a substantial amount as it has the highest median price in both absolute and psf terms. You will, however, be making a good purchase, as this development is only a 500-metre walk to the Awan Besar LRT Station. And only slightly further at 900 metres away is the Muhibbah LRT Station.
Additionally, this project by Exsim Group has a plethora of nearly 50 facilities. Among the most notable are the swimming and wading pools, outdoor and indoor gyms, a water slide, courts for badminton and basketball, as well as a trampoline park. It also has an eco pond, forest trail, herb garden, cliff hanger, maze garden and a camping zone.

Nonetheless, it’s the newest development on this list as it was completed in 2019, and is the sixth most transacted development in the above mentioned time frame.
Built by Aset Kayamas, the condo is just an 800-metre walk to the Bukit Jalil LRT Station. Residents of this condominium will get to enjoy up to nearly 30 facilities, including an infinity pool, floating gym, putting green, herb garden and a maze garden.
VII. Casa Green

Located on Jalan Jalil Perwira 2, this is among the two leasehold projects in our list. Apart from being among the most recently completed projects as it was completed in 2018, it also recorded the seventh highest number of transactions.
One positive thing about the condominium is that it’s close to Muhibbah LRT Station (600m stroll) and Awan Besar LRT Station (1km walk). Constructed by Amber Homes, the development comes with around 14 facilities. These include a gym, infinity pool, Jacuzzi, garden with pergolas, basketball court and interactive play zone.

Nevertheless, the Seri Petaling LRT Station (1.2km) and Bukit Jalil LRT Station (1.4km) are both within easy reach. Built by Berjaya Group, this development comes with about 8 facilities, including a cafeteria, covered parking space, clubhouse, playground, jogging track and a 24-hour convenience store.
